Pepper Pike Acquisition Associates

Founded in 2011, Pepper Pike Acquisition Associates is a fully integrated real estate investment firm based in Cleveland, OH. The firm is led by Paul Kiebler IV and employs approximately 120 full time employees across its three operating platforms: Acquisitions/Asset Management, Construction Division and Property Management Division. The firm’s investment strategy includes acquisition of properties that are candidates for value-add repositioning through the implementation of capital improvements plan and operational efficiencies. Upon repositioning, the properties become a low-cost, high-quality housing alternative that are extremely attractive to tenants who cannot afford to buy a home or pay the rents commanded at Class A properties, but still want a functional and modern living space. Preferred markets include select submarkets within the Midwestern US, Tennessee Florida and Georgia.

The firm’s realized investments, comprising 7,920 units across 20 properties, have generated a 43% gross IRR and 2.3x gross multiple on invested capital. The current portfolio consists of approximately 4,533 units across seven properties in Michigan, Ohio, and Indiana.

Paul Kiebler IV - Chairman

Since founding Pepper Pike Acquisition Associates and its predecessor APM Management in 2004, Mr. Kiebler has been directly involved in the planning, construction, lease up and management of more than 25,000 apartment homes throughout the eastern United States. Mr. Kiebler directs all facets of the organization and its 5,500+ apartment homes with a market value of over $500 million. Mr. Kiebler is a graduate of The Ohio State University with a Bachelor’s Degree in Business Administration Real Estate and Urban Analysis.

Frank Gori – CEO & President

Mr. Gori has served in numerous leadership and client service roles throughout his 38-year career as Senior Partner at Ernst & Young LLP (“EY”). At EY, Mr. Gori served in significant management roles, including on the firm’s Operating Committee. Mr. Gori holds a Bachelor of Science in Accounting and Finance from Duquesne University.
