  • Based on an appraisal conducted by Newmark Knight Frank, the lots have an “as-is'' valuation of $45.6M, equating to a loan-to-value ratio (LTV) of 49.7% or $31k per lot. The loan exposure is expected to be reduced by $7.8M in lot sales due to existing signed purchase agreements with the homebuilder and by $10.4M in refinancing proceeds from a refinancing of the single family rental communities when stabilized. The loan’s exposure would then be $4.4M, equating to an LTV of 11.2% and exposure of $3.2k per lot.

    At closing, a development reserve of $7.8M and an interest reserve of $2.5M were held back, equating to an at closing exposure of $10.7M, and an LTV at-closing of 23.4%. When fully-funded at $22.7M, the loan basis of $15k per lot is attractive compared to the appraisal’s average valuation of $26k per lot (adjusted for one multifamily section with many units per lots) and the homebuilder’s contracted sales price range of $47.5k-$77.6k per lot.

  • The properties are located within planned communities in the Chicago suburbs of Gilberts, Antioch, Yorkville and Elgin. These suburbs and the single-family home asset class have benefited from the suburban flight out of downtown Chicago by residents in search of larger living and green spaces. The communities where the lots are located are already established with existing owner-occupied homes in its surroundings. Other homebuilders are also developing homes within these communities.

  • The homebuilder has demonstrated sustained interest in some of the communities represented in the portfolio, and has been purchasing lots from the developer since 2015, and is expected to continue to purchase lots from the developer moving forward with 125 lots currently under contract. In addition, the same homebuilder is the general contractor for the single family rental developments.

  • The developer has provided a full-recourse personal guarantee to the Originator. The developer absolutely, unconditionally and irrevocably guarantees to the Originator the full and punctual payment of every obligation to the Originator howsoever evidenced, including but not limited to the loan agreement. In the event of a default, the developer would be personally liable for all obligations.

  • The developer began accumulating the properties beginning 2012, and has contributed over $10.0M of equity towards the properties. During this time period, the developer has refinanced over $65M in associated municipal bonds and has overseen $35M in land improvements. The properties and development represent a large component of the developer’s professional efforts since 2012, and accordingly, a large share of his net worth. As of December 31, 2020, the developer had a reported net worth of approximately $62 million, with $9.0M of liquidity.
